All house rental rates include regular care of the grounds and landscaping, regular swimming pool service, cable television, and all utilities, with the exception of long distance telephone usage. The only item not included in our rates is the final cleaning which is prescheduled by Hamptons Vacations and performed by a local, professional cleaning service following your departure. Periodic cleaning service is not automatically provided, however it can be arranged for an additional charge by calling Hamptons Vacations in advance. Please call at least two weeks prior to your arrival date if you wish to have housekeeping/cleaning services.

Are pets permitted? - Return to top of page
We recognize that many of our guests consider their pets to be integral members of their families and will occasionally make an exception to allow pets depending upon the particular pet and circumstances. Please keep in mind however, that pets are not allowed on East Hampton ocean or bay beaches during the summer season and, as a result, many of our past families have found it advantageous to make alternative arrangements for their pets.

What is your cancellation policy? - Return to top of page
Upon making a reservation, a payment representing 50% of the total rental amount is due as a rental deposit. The rental balance and security deposit are due 60 days prior to arrival date. Although house rental deposits are nonrefundable, if notification of a change in plans is received at least sixty (60) days prior to the arrival date and if we are able to refill the vacancy, then the deposit may be applied as a credit to a future stay for the same duration as the original reservation and at the same location for up to one year following the dates of the original reservation. This policy excludes special events and holiday periods. (Holiday periods or special events include vacations surrounding the dates of Memorial Day, Independence Day, Labor Day and Columbus Day as well as The Hampton Classic Horse Show, The Hamptons Music Festival, The Hamptons International Film Festival, the U.S. Open Golf Tournament, and other similar events.)
